Estimate seller-note payments

seller-financing@1.0.0

Inputs and assumptions

One US/USD purchase funded by cash down payment and one fixed-rate seller note. Monthly payments occur in arrears, starting one month after origination. Amortization determines payment size; maturity determines when the unpaid balance becomes due.

Payments through maturity

Totals exclude closing costs, taxes, insurance, property expenses, fees and seller obligations. Cash down payment is not total closing cash. Results assume every scheduled payment is made on time and do not determine whether proposed financing terms are legally permissible.

Intermediate Decimal calculations remain unrounded. Money rounds half-up to cents. Adding rounded displayed components or multiplying the displayed monthly payment can differ by cents from independently rounded totals.

Seller-note debt is separate from other loan roles. Mortgage, Rental ROI, DSCR, Maximum Loan and Commercial Loan do not automatically include this seller note. Shared purchase-price and down-payment edits still affect calculators that use those fields.

Balance through maturity

Balances follow regular month-end payments. The final drop to $0 is the separate maturity principal repayment, not a regular payment.

Formula reference

Every output is explainable

Money is displayed in USD and rates are entered as percentages where applicable. Formula version seller-financing@1.0.0 stays attached to the result.

Seller-note principal

P = S − D

S is purchase price and D is cash down payment. Principal is derived, not an independent input.

Monthly principal and interest

M = P × r ÷ (1 − (1+r)^(−A)); at r = 0, M = P ÷ A

r is annual interest rate divided by 12; A is amortization in whole months. Payment timing starts one month after origination.

Remaining principal and final maturity cash

B(t) = M × (1 − (1+r)^(−(A−t))) ÷ r; balloon = B(T); final cash = M + B(T)

B(t) follows regular payment t. At zero interest B(t) = P − M×t; B(A) = 0. T is maturity in months. The balloon is principal alone; final cash also includes payment T.

Payments and interest through maturity

Regular total = M×T; principal repaid = P − B(T); interest = M×T − (P − B(T))

Total note payments = M×T + B(T). Total modeled purchase payments = D + total note payments = S + interest. These are gross payments, not seller profit, net proceeds or investment return. Intermediate Decimal calculations remain unrounded. Money rounds half-up to cents. Adding rounded displayed components or multiplying the displayed monthly payment can differ by cents from independently rounded totals.

FAQ

Common questions

How do amortization and maturity differ?

Amortization determines the monthly payment. Maturity determines when unpaid principal becomes due. When maturity equals amortization, the note fully amortizes; a shorter maturity leaves a balloon. Enter both durations in whole months.

Is the balloon the entire final payment?

Here, balloon means principal remaining after the last regular payment. Final maturity cash adds that regular payment to the balloon. For the example, $223,330.46 is balloon principal and $224,769.38 is final maturity cash.

Is cash down payment the total cash needed at closing?

No. Closing costs, taxes, insurance, fees, property expenses and seller obligations are excluded. Use the Closing Costs calculator for a separate itemized transaction estimate.

Do these results approve the terms or guarantee repayment?

No. This payment estimate assumes every payment occurs on time. Refinancing or sale is not guaranteed. It does not determine legal permissibility, eligibility, seller profit or tax treatment.

Will other calculators include this seller note?

Mortgage, Rental ROI, DSCR, Maximum Loan and Commercial Loan do not automatically include seller-note debt. Shared purchase-price and down-payment changes still reach calculators that use those canonical fields. Multiple loans, wraparound financing and contract-for-deed arrangements are outside this model.
