DealYield does not recommend whether to buy, sell, finance, refinance, renovate, rent, or hold any property. A positive cash flow, return, cap rate, DSCR comparison, profit estimate, or warning state is not a guarantee of performance or a determination that a transaction is suitable.
Actual results can differ materially because of rent collection, vacancy, repairs, capital projects, financing changes, construction delays, market conditions, property condition, insurance, taxes, fees, regulation, and other factors.
Inputs and formulas
Calculator output depends on the values entered. DealYield does not independently verify property listings, leases, operating statements, loan quotes, contractor estimates, tax records, market data, or user-provided assumptions.
Formulas use documented baseline conventions and explicit formula versions. Those conventions may not match a particular lender, appraiser, accountant, jurisdiction, or transaction.
Taxes, law, and lending
The MVP uses US-style terminology and USD amounts but does not implement state-specific landlord-tenant law, transfer taxes, securities rules, lending requirements, or income-tax treatment.
Lender criteria vary, including definitions of NOI, debt service, reserves, coverage requirements, fees, and qualification. A DSCR threshold comparison is not loan approval or underwriting advice.
Consult appropriately licensed or qualified financial, lending, legal, accounting, tax, insurance, construction, and real-estate professionals for an actual decision.
Shared scenarios
Calculator share URLs may contain exact assumptions in the query string. Anyone with the URL may be able to inspect them. Do not include confidential information, personal identifiers, full street addresses, account data, or other sensitive information.
