What does the buyer closing-cost estimate include?

It includes only the cost, credit, funding, deposit, and other amount lines you enter. DealYield does not estimate state-specific transfer charges, title fees, lender fees, taxes, or local settlement requirements.

How is buyer cash to close calculated?

The calculator adds purchase price, entered buyer closing costs, and other amounts due, then subtracts entered loan funds, deposits, seller credits, and lender or other credits. A negative result is shown as modeled cash payable to the buyer and should be checked against the settlement statement.

Are the displayed basis additions tax advice?

No. The basis result is a classification estimate for explicitly basis-eligible acquisition lines. It excludes loan costs, prepaids, initial escrow funding, and unclassified other costs, and it does not allocate credits or determine tax treatment.

What is excluded from seller proceeds before tax?

Seller proceeds subtract entered closing costs and payoff obligations from amounts due to the seller. The result does not calculate capital gains, depreciation recapture, income tax, withholding, or any other tax liability.
