Why DealYield exists
Real-estate calculations are often presented as a single attractive number. DealYield takes a different approach: keep the inputs, formulas, caveats, warning rules, and sensitivity scenarios visible so a user can understand how a result was produced.
The initial product is a focused network of US-style, USD-first calculators for rental returns, break-even rent and occupancy, net operating income, debt yield, combined loan sizing, cap rate, cash-on-cash return, mortgage payments, debt-service coverage, and flip profit.
Product principles
- Transparent formulas. Calculations are deterministic and versioned rather than generated by AI.
- Visible assumptions. Units, expense categories, targets, and exclusions stay near the relevant result.
- Safe edge cases. Invalid math and zero denominators produce explanatory states instead of infinity or a misleading number.
- Public usefulness. The calculators remain available without an account, payment, or lead form.
- Educational framing. Results are estimates, not personalized investment, lending, legal, or tax advice.
What DealYield is not
DealYield is not a lender, broker, investment adviser, accountant, property manager, marketplace, or law firm. It does not verify listings, property statements, loan offers, contractor estimates, tax treatment, or local requirements.
The product also does not use AI as the source of truth for calculations, warnings, or buy/sell recommendations.
Current scope
DealYield is publicly live with a growing library of calculators and matching educational guides. Every calculator provides editable assumptions, deterministic warnings, sensitivity analysis, transparent formulas, compressed client-side URL sharing, and a browser report.
Calculations, the active property/scenario, browser reports, and shared scenarios stay in the browser. After a valid edit, compatible inputs can be reused across the thirteen calculators through one browser-local scenario. The active scenario can be downloaded as versioned JSON or explicitly reset while retaining its property record. The live site does not provide accounts, cloud synchronization, server-side saved calculations, requested-analysis email, stored share links, or a server-side PDF service. Browser print controls can save a report locally as a PDF.
The live service uses Vercel for hosting, PostHog for explicit-choice analytics, Google Search Console for aggregate search visibility, Sentry for privacy-scrubbed production error monitoring, and Fastmail for human email.
Scenario rename, clone, JSON import, whole-workspace export, multi-property selection, side-by-side comparison, payment checkout, Pro subscriptions, and cloud backup are not currently available. DealYield does not present planned features as part of the live product until they are visibly enabled.
