Agreement and current status
These terms describe the current public DealYield website, calculators, guides, browser reports, and client-side sharing.
Last updated: July 31, 2026. These are interim terms pending owner-supplied replacement text and qualified legal review. They do not represent a legal compliance determination.
Educational estimates only
DealYield provides general educational tools. It is not a lender, broker, investment adviser, accountant, tax adviser, property manager, or law firm. Calculator results and guide content are not personalized financial, investment, lending, legal, accounting, or tax advice.
No calculator result is an appraisal, loan approval, credit decision, guarantee, or recommendation to buy, sell, finance, or hold a property.
Your responsibility for inputs and decisions
You are responsible for the accuracy, completeness, and appropriateness of the values you enter and for independently reviewing any output. Verify property data, rents, expenses, vacancy, reserves, financing terms, construction estimates, tax treatment, insurance, and local requirements with reliable sources and qualified professionals.
Do not use DealYield as the sole basis for a transaction or financial commitment.
Acceptable use
You may use the public site for lawful personal or business analysis. You may not:
- Interfere with the service or attempt unauthorized access
- Introduce malware, abusive automation, or harmful traffic
- Misrepresent DealYield output as verified professional advice or guaranteed performance
- Use the service to violate another person’s privacy or rights
- Copy or redistribute substantial site content in a way that falsely suggests affiliation or endorsement
Share links
The browser can place a compressed calculator scenario in a share URL fragment. Anyone who receives the complete URL can open and read the scenario. You are responsible for deciding whether a URL is appropriate to share and with whom. Do not place confidential, personal, or regulated information in calculator inputs or URLs.
Local workspace
After a valid edit or an explicit Use example action, DealYield may keep compatible canonical inputs and active property/scenario labels in local browser storage. Calculated outputs are recalculated by the relevant formula engine and are not saved in the workspace. A shared or report URL opens as an unsaved preview and does not automatically replace the local scenario.
The local workspace is not an account, cloud backup, or synchronization service. It may be unavailable or lost when browser/site data is cleared, storage is evicted, or the browser profile or device is unavailable. You can download the active scenario as versioned JSON. Reset this scenario removes that scenario’s stored inputs but keeps its property record; browser site-data controls remove the whole workspace. JSON import and whole-workspace export are not currently provided. You are responsible for any separate records or backups you need and for controlling access to the browser profile.
Availability and changes
DealYield may change, suspend, correct, or discontinue features and content. The service may be unavailable or contain errors. Formula versions and explanations are maintained to make material calculator behavior understandable, but uninterrupted availability is not guaranteed.
Intellectual property
The DealYield name, interface, original written content, and software are protected by applicable intellectual-property rules. These terms do not transfer ownership. Third-party names and materials remain the property of their respective owners.
No warranties and limitation context
The service is provided on an “as available” basis for educational use. To the extent permitted by applicable law, DealYield disclaims warranties that results will be complete, accurate for a particular transaction, or suitable for a particular purpose.
Applicable rules may limit which disclaimers or limitations can be enforced. These interim terms remain pending qualified review.
