Days in billing month − Move-in day + 1
Counts the entered move-in date through the last calendar day of the selected billing month, including both boundaries.
Move-out day of month
Counts the first calendar day of the selected billing month through the entered move-out date, including both boundaries.
Monthly scheduled rent ÷ Actual calendar days in billing month
Uses 28, 29, 30, or 31 as the divisor based on the selected month and Gregorian leap-year rules.
Monthly scheduled rent ÷ 30
Uses a fixed 30-day divisor while retaining the same inclusive calendar-day count used by the other methods.
(Monthly scheduled rent × 12) ÷ 365
Annualizes the entered monthly amount and divides by a fixed 365 days. The divisor remains 365 in leap years.
Entered lease-defined daily rate
Uses the optional daily rate exactly as entered. DealYield does not infer, interpret, or validate the governing lease term.
Daily rate × Chargeable days
Multiplies without intermediate rounding, then rounds the result half-up to cents. A full chargeable month returns the entered monthly rent without proration.
Method charge − Actual-days charge
Uses actual-days only as a neutral comparison baseline. The difference does not identify a preferred, required, or legally correct method.

The editable example uses $1,800 monthly rent, a February 12, 2028 move-in, and a $58.50 custom daily rate. It counts 18 chargeable days in a 29-day leap-year February; the four modeled charges range from $1,053.00 to $1,117.24.

Move-in mode includes the entered move-in date and every calendar date through the end of the selected billing month. The boundary date must be inside that month.
Move-out mode includes the first day of the billing month through the entered move-out date. Any difference from full monthly rent is an arithmetic reconciliation comparison, not a determined credit, refund, or legal entitlement.
Actual-days divides monthly rent by the selected month's calendar length, the 30-day convention uses a fixed divisor of 30, and annual/365 divides twelve months of rent by 365. All three use the same inclusive chargeable-day count.
Enter a USD-per-day value only when a lease, written policy, or other governing source explicitly supplies it. DealYield uses that value as entered and does not interpret whether it applies or is enforceable.
